How to choose a county based on your goal

Sarasota County and North Port tend to attract buyers who want a stronger bridge between land ownership and eventual practical use. The vibe is different from a deep-rural land play. There is more city adjacency, more structure, and more reason to be precise about jurisdiction.
That last point matters a lot here. Sarasota County zoning materials apply to unincorporated areas, while North Port has its own planning and code resources within the city.
