We know that you probably have a ton of questions when it comes to buying land. Here are answers to some of our most frequently asked questions.

Q: Do you have any properties with no restrictions?

A: There is no such thing as a property with "no restrictions," and it is important to note that all zoning codes will have certain restrictions. Let us know what you are looking to do with your lot, and what you are trying to avoid so we can help you find the zoning code that most closely aligns with your needs.

Q: Can I park my RV on the lot or have a mobile home?

A: There is no statewide law in Florida allowing living in an RV or mobile home. However, some counties do allow it with specific zoning requirements. Some of these counties are Marion County, and Bay County. Other counties will allow you to camp in an RV, or even live in an RV while building, so be sure to check out each county municipal code.

Q: What is the difference between mobile homes and manufactured homes?

A: Mobile homes and manufactured homes are similar in that they are both factory-built dwellings that are designed to be transported to a permanent site. However, there are some differences in how they are constructed and regulated.

Mobile homes were built prior to 1976 and are subject to less strict construction standards than manufactured homes. They were built on a steel chassis with wheels, making them more easily transportable.

Manufactured homes, on the other hand, are built after 1976 and must meet more stringent construction standards established by the U.S. Department of Housing and Urban Development (HUD). They are built on a permanent chassis and are transported to their final location in one or more sections.

What most people think of as mobile homes, are in fact manufactured homes.

Q: What zoning are your lots?

A: We deal mostly with residential and some agricultural zoning. We do not handle commercial zoning.

Q: What do you recommend doing if I have a specific plan for the property that I am buying?

A: We would advise you to call the relevant counties planning and zoning, as well as building departments and telling them your plans, as well as the APN (assessors parcel number) of the property you are interested in. While we will have the answers to most of your questions, the county offices will have the most up to date and accurate information. We do not want you to end up with a property that is not right for you, or your plans.

All of our lots are located in sunny Florida. Having lived in the state for more than 25 years combined, we feel that we are qualified to point you in the right direction in your land ownership journey.

What is the easiest way to compare properties, and find out relevant information?

 

How will the closing work?

We offer multiple options for closing on your new property. Since we live in Florida, we can close in person at a local coffee shop, we can close through one of out our trusted title companies, or we can close completely virtually. Please let us know which option you prefer and we can make arrangements accordingly.

 

Do you finance?

We offer owner financing options with no credit checks and no early payoff fees. This means that buyers can purchase their dream property without worrying about their credit score, and they have the flexibility to pay off their loan as soon as they are able to without any additional fees. Your monthly payments will reflect all taxes and fees, recordation of the deed & annual property taxes. There will be no surprises!

 

if I finance, will I have restrictions?

Our policy for owner financing requires that neither the buyer nor any other party can live on the land or make any improvements until the land has been paid off in full. We understand that this policy may seem restrictive, however, it is in place to protect both the seller and the buyer from unwanted legal and financial issues. By requiring the buyer to pay off the land in full before living on it or making any improvements, it protects the buyer from any potential fines or liens that may be placed on the property due to improper permits or other issues. We take pride in ensuring a safe and secure transaction for both parties. This policy exists to safeguard the interests of both parties involved in the transaction.

 

Do I need to schedule a time to see the lots?

We understand that when it comes to purchasing vacant land, you want the freedom to explore your options without feeling rushed or pressured. That's why we offer the flexibility for you to visit any of our properties at your convenience. You can take your time walking the land, getting to know the area, and envisioning what you could do with the space. We encourage you to visit as many properties as you like. You can rest easy knowing there are no scheduling conflicts to worry about. Take all the time you need to find the perfect property that meets your needs and fits your vision.

 

that sounds great,,, But how can i navigate to the property, or find the lot lines on my own?

To find the lot lines on a property without a legal survey, use the Google Maps app on your phone and the Google dropped pin feature. We've provided a dropped pin on the property so you can use the default view to get a rough idea of the property lines. If GPS is enabled on your phone, your "dot" will follow you as you walk around the property and show you the lot lines with surprising accuracy.
